Construction Experience
My name is John Worlund , and together with my son Stephen, we’ve been building homes for a long time. Between the two of us, we have close to 80 years of hands-on experience in construction — not managing from a distance, but actually doing the work. We started Anasazi Builders because we believe people deserve a builder they can trust, one who’s honest about costs, realistic about timelines, and genuinely invested in the outcome. We’ve built homes across the Tri-Cities, Boise, McCall, North Dakota, and Fairbanks, Alaska. Different places, different challenges — but always the same approach: do it right, no shortcuts. We’re not the largest company in the area, and that’s fine with us. What we are is a custom home builder in the Tri-Cities, WA that takes every project personally — no matter the size.

HOW PRICING WORKS
There's no honest way to give a square-foot price on a true custom home.
We know that’s not what everyone wants to hear, but it’s the truth. A custom home can have a simple, functional kitchen or a fully outfitted gourmet one. It can have composite shingles or standing seam metal roofing. Those choices — your choices — are what determine the final cost. Before we can give you any real numbers, we need to understand two things: where you’re at financially — whether you’ve been pre-approved by a lender and what budget range you’re working with. Once we have that, we can give you a realistic preliminary estimate and work from there toward firm numbers and a detailed proposal.

Doing easily 15 over the truck speed limit with a trailer never moving out of the left lane both which are illegal with a trailer and purposely speeding up to keep people from passing. The way someone drives is a true revelation of their character.

FREQUENTLY ASKED QUESTIONS
Do you only build large or high-end homes?
Not at all. A dream home means something different to every family. We’ve built large custom homes and we’ve built smaller, more modest ones — and we put the same care into both. If you have a vision for your home, we want to hear about it regardless of the size or budget.
How much does a custom home cost?
Honestly, there’s no straightforward answer to that — and anyone who gives you a solid square-foot price on a custom home without knowing your choices isn’t being straight with you. The cost depends entirely on what you want. A simple kitchen is one number, a fully custom kitchen is a very different one. Same with roofing, bathrooms, and finishes. What we do is sit down with you, understand what matters most, and work through the numbers honestly together.
Do I need to have plans before reaching out?
No. Some people come to us with detailed plans already drawn up, and others come with just an idea. Either way works. If you don’t have plans yet, we work with architects who can take what you have in mind and turn it into something real and buildable.
Do I need to be pre-approved by a lender before contacting you?
It helps, but it’s not required to have a first conversation. What we do need before we can give you real numbers is a general sense of your budget range and where you’re at financially. That way we can be honest with you from the start about what’s realistic.
What areas do you build in?
We’re based in the Tri-Cities, WA and that’s where most of our work is. We’ve also built in Prosser, Boise, McCall, and other areas when the right project comes along. If you’re not sure whether we cover your area, just ask.
Can you build on my land?
Yes. We’ve worked on all kinds of properties — raw land where we’ve had to bring in power, drill wells, and install septic systems, and lots inside subdivisions where most of the infrastructure is already in place. If you own land and want to build on it, reach out and we’ll figure out what it takes.
Who will I be working with throughout the process?
Directly with us — John and Stephen. You’re not going to get handed off to someone you’ve never met halfway through your project. We’re involved from the first conversation to the final walkthrough.
Do you handle everything or do you use subcontractors?
Both. We’ve always done a lot of the work ourselves, and over the years we’ve also built a team of subcontractors we trust. These are people we’ve worked with long enough to know how they operate. We don’t just hire anyone — we work with people who care about doing things right.
What if something isn't right during or after the build?
We fix it. That’s not something we debate or make excuses about. If something isn’t done right, we address it. That’s been our approach from the beginning and it’s not changing.
