How We Build Custom Homes

Building a home is a big deal — probably one of the biggest decisions you’ll ever make. And we don’t take that lightly. So here’s how we actually work through it with you, from the very beginning to the day you move in.

Land

First thing is the land. If you already have a lot, great — we start there. We've worked on all kinds of properties over the years. Some have been completely raw land with nothing on them — no power, no water, no septic system — and we've handled all of that from scratch. Others have been lots inside established subdivisions where most of the infrastructure is already in place. We've built in the Tri-Cities, out in Prosser, in rural areas, and in places a lot further out than that — North Dakota, McCall, even Fairbanks, Alaska. Different conditions every time, and we figure out what needs to happen before anything goes up. If you don't have land yet, that's okay too.

Pre-Construction

Before we get into plans or designs, we need to have an honest conversation about where you're at. Have you talked to a lender? Do you have a budget range in mind? We ask because there's no point spending weeks planning something that doesn't line up with what's realistic for you right now — and we'd rather know that upfront than find out later. Once we understand your situation, we can give you a real ballpark. Not a number we pulled out of thin air, but an honest preliminary estimate based on your actual project and what you're looking to build. From there we work toward firmer numbers and a detailed proposal, step by step, so nothing catches you off guard.

Design & Planning

When we say custom, we genuinely mean it. You're not picking from four floor plans or a short list of approved finishes. We sit down with you, take our time, and go through what matters most — your kitchen, your layout, the little details you've been thinking about for years. Those are the things we build around, not the other way around. If you already have plans, we work from those. If you don't have anything yet, we work with architects who can take what's in your head — even if it's just a rough idea — and turn it into something real and buildable. And as we go through the whole design process, we're upfront about how each choice affects the price

Construction

This is where the real work happens. Over the years we've put together a team of subcontractors we genuinely trust — people we've worked with long enough to know how they operate and what they're capable of. They show up when they're supposed to, they do the work right, and they treat your property with respect. Clean job sites have always been important to us. It says a lot about how a team works, and ours takes that seriously. And if something isn't right, we deal with it. We don't move on and hope nobody notices. We don't allow shortcuts, and we don't sign off on work that isn't done properly. You'll hear from us throughout the build — we're not the kind of people who go quiet once the work starts and only show up again at the end.

Completion & Handover

When we're done, we walk through everything with you — every room, every finish, every detail. We want to make sure that what we're handing over is something you're genuinely happy with and proud to call your home. Not just done, but actually right. Our goal has always been the same: that when it's all said and done, you're glad you chose us. That you'd tell a friend or a family member about us without hesitation.
