How We Approach a Lot Near the River
Anasazi Builders is a family-owned custom home builder based in Pasco. John Worlund started in construction at 17, and his son Stephen started at 16. Eastern Washington soils are mostly fine-grained silt, and drainage works very differently on flat agricultural land than on a hillside lot.

Septic & Well Access
On lots without municipal city sewer, septic reserve placement takes up a significant share of the total buildable land area.
Permit Jurisdiction
Determining whether the parcel lies inside city municipal limits or in the county determines the exact regulatory office and code standards.

Pasco & Nearby Rural Areas- Inside Pasco City Limits: Reviewed by the Pasco Community Development Department.
- Unincorporated Franklin County: Reviewed by the Franklin County Building Division.
Benton County
Kennewick, Richland, West Richland, Benton City, Prosser- City Lots: Processed through each individual city's building department.
- Rural & Unincorporated Lots: Including the Benton City to Prosser corridor, handled through the Benton County Department of Planning.
Walla Walla County
Burbank & Two Rivers- River Confluence Lots: Parcels near where the Snake and Columbia rivers meet fall under Walla Walla County.
- Timeline Management: As a smaller permit office with variable schedules, we factor in dedicated extra time to keep the project on track.

First Conversation
You call or email and tell us about the land: where it is situated, which utilities are already present, and roughly what kind of home you envision.
Site Evaluation
John walks the property and checks placement, drainage, grading, setbacks, septic reserve, and utility access. On lots near the river, flood zone requirements are verified as part of this step.
Plans and Design
We adjust one of our existing plans, select another from our 500+ library, or design a custom layout from scratch with our architects. You review full 3D renderings before building begins.
Permits
We submit documentation to the appropriate city or county office and manage every permit required: septic, well, structural, and building permits.
Construction and Delivery
Construction typically spans 5 to 6 months, with the entire turnkey process taking 8 to 10 months. We coordinate every milestone inspection, delivering the keys to a move-in-ready home.
