Building a custom home in the Tri-Cities is not a one-size-fits-all process. The permitting rules are different between Franklin County and Benton County. The site conditions on a hillside lot in Southridge, Kennewick are nothing like the raw acreage east of Prosser, where you might be starting with no power, no water, and no road. Neighborhoods like Tapteal and Paradise offer that combination of semi-rural feel with Richland amenities close by.
Benton City sits at the edge of Red Mountain wine country, where the high desert meets the Yakima River and the views go on for miles. We’ve built multiple homes in the Benton City–Prosser corridor, including on raw acreage where we brought in power, drilled wells, and installed septic systems from the ground up.

Prosser is one of the most overlooked build locations in the region — and one of the most rewarding. Horse Heaven Hills, the Yakima River, vineyard-view lots, and an agricultural lifestyle that city builders simply don’t understand.
Burbank sits where the Snake and Columbia Rivers meet — Two Rivers country, McNary Wildlife Refuge, and semi-rural lots in Walla Walla County that give buyers real space and real quiet.

Most custom builders in the Tri-Cities will tell you they build on your lot. What they usually mean is: your lot, as long as it’s already in a subdivision with utilities stubbed and permits straightforward.
We mean something different.
We’ve built on raw land in Franklin and Benton counties where there was no power, no water, no paved road, and no existing infrastructure of any kind. We brought in the electrical connections, coordinated the well drilling, installed septic systems, managed the county permits, and graded the site before the first frame went up. Six of our homes in the Benton City–Prosser corridor were built exactly that way.

Why Local Knowledge Matters When Building a Custom Home
The Tri-Cities is not one market. It’s several — each with its own permitting authority, its own topographic character, and its own buyer expectations.
Franklin County operates differently than Benton County. A Pasco city permit has different timing and requirements than a county permit for land near Prosser. The soil conditions in the Road 68 growth corridor are not the same as on elevated hillside lots above Kennewick. Wind loads in this part of Eastern Washington — and we do mean wind — have to be designed for from the foundation up.
John Worlund has been building in this specific geography for over a decade. Before that, he built in Fairbanks, Alaska and North Dakota — climates that make the Tri-Cities winter look mild — and brought back standards of construction that most local builders simply haven’t needed to develop. That extreme-climate experience translates directly to better-insulated, better-sealed, longer-lasting homes here.
When John assesses your lot, he’s not reading a checklist. He’s reading the land. He knows what the view will look like from the kitchen if we orient the home this way. Can you build on raw land outside city limits
Yes — this is one of our real differentiators. We’ve built on raw, undeveloped land where there was no existing power, water, or road infrastructure. We coordinate the full site development process: electrical connections, well drilling, septic system installation, grading, and all county permit work.
