How We Approach a Lot Near the River
Anasazi Builders is a family-owned custom home builder based in Pasco. John Worlund started in construction at 17, and his son Stephen started at 16. Between them they have close to 80 years of hands-on experience. They have built more than 250 homes and projects in Washington, Idaho, North Dakota and Alaska, and they have been operating as Anasazi Builders since 2014.
Before anyone draws a line on a floor plan, John visits the property himself. The site shapes every decision after that. On a lot near the river, he looks at the same things he checks on any lot, and the answers matter more here:
House Placement
Where the home sits on the lot, how it faces for optimal natural light and views, and how the driveway and approach run.
Grading & Drainage
Eastern Washington soils are mostly fine-grained silt, and drainage works very differently on flat agricultural land than on a hillside lot.
Setbacks & Easements
Property lines, river rights-of-way, and utility easements that legally define and constrain where the structure can be positioned.
Septic & Well Access
On lots without municipal city sewer, septic reserve placement takes up a significant share of the total buildable land area.
Permit Jurisdiction
Determining whether the parcel lies inside city municipal limits or in the county determines the exact regulatory office and code standards.
On lots near the river, our site evaluation confirms the lot’s flood zone status with the local permit office before design begins. This ensures the finished floor height and foundation engineering are accounted for from day one.

First Conversation
You call or email and tell us about the land: where it is situated, which utilities are already present, and roughly what kind of home you envision.
Site Evaluation
John walks the property and checks placement, drainage, grading, setbacks, septic reserve, and utility access. On lots near the river, flood zone requirements are verified as part of this step.
Plans and Design
We adjust one of our existing plans, select another from our 500+ library, or design a custom layout from scratch with our architects. You review full 3D renderings before building begins.
Permits
We submit documentation to the appropriate city or county office and manage every permit required: septic, well, structural, and building permits.
Construction and Delivery
Construction typically spans 5 to 6 months, with the entire turnkey process taking 8 to 10 months. We coordinate every milestone inspection, delivering the keys to a move-in-ready home.
